OverviewTo celebrate the 25th anniversary of Gunwharf Quays, a substantial development and refurbishment programme was undertaken across key public-facing areas of the destination. The project was designed to enhance the overall customer experience while future-proofing the estate through the modernisation of MEP systems. The works focused on improving energy efficiency, operational control, visual appeal and long-term asset performance, ensuring the centre remains an attractive and sustainable retail and leisure destination for years to come.
The redevelopment included significant upgrades to The Avenues covered mall areas, the transformation and expansion of Marlborough Square, and the enlargement and refurbishment of the public toilet facilities to create a best-in-class visitor experience.

ChallengeGunwharf Quays required a comprehensive upgrade to its public spaces and ageing building services while remaining a vibrant, operational retail and leisure destination. The challenge was to deliver a series of complex refurbishment works that would improve customer satisfaction, support increased commercial opportunities and celebrate the site's 25-year milestone, all while minimising disruption to tenants, retailers and visitors.
SolutionA coordinated programme of refurbishment and redevelopment was delivered to transform the customer environment while upgrading critical infrastructure across the estate. The covered mall areas, known as The Avenues, were revitalised through the introduction of feature lighting, creating a more engaging and visually appealing visitor experience while supporting increased commercial activation opportunities.
Marlborough Square underwent a significant external enhancement and expansion, incorporating upgraded utility provision and new external lighting to improve functionality, flexibility and ambience. The redesign created a more welcoming and adaptable public space capable of supporting a variety of events and activities.
To further elevate the visitor experience, the existing public toilet facilities were doubled in size and comprehensively refurbished. Premium fixtures, finishes and modern amenities were introduced to deliver a best-in-class environment that reflects the quality and reputation of Gunwharf Quays.
